A residence permit in Turkey (ikamet) is a permit for long-term residence in the country, which can be issued by every foreigner.

Turkey provides for short-term ikamet (from six months to two years) and long-term (from two years and up to the possibility of indefinite residence).

A residence permit in Turkey gives foreigners the same opportunities as Turkish citizens. You can:

learn English and Turkish for free;
open accounts in local banks;
register a business under a simplified scheme;
send children to local kindergartens, schools, colleges and universities for free;

The procedure for obtaining a residence permit in Turkey for the purchase of real estate

To apply for a residence permit, you need to follow a few mandatory steps. First, we prepare documents. If you own real estate in Turkey, you need to apply for a residence permit:

Original and copy of TAPU (this is a cadastral document);
Original and copy of the passport;
Extract from the cadastral register (numiratash);

From February of this year, when obtaining a primary residence permit for a long-term lease, you can only get it for six months. At the same time, your bank account must contain money in the amount of 39 thousand liras per adult and 19.5 thousand liras per child - they cannot be withdrawn from the account, but after issuing a local bank card, you can use them.

After the first 6 months, foreigners can apply for a residence permit on a long-term lease for one year. In this case, it is no longer necessary to put money on the card. It is important to simply make sure that your current account is replenished regularly. It is enough for one adult to replenish the account by 6.5 thousand lira, and half as much for a child.

By the way! Now, when obtaining a residence permit for a long-term lease, only the owner or his authorized representative can certify the lease agreement with a notary. And since February 2022, the tenant can no longer do this.

The same rules apply to people registered in TAPU together and living in a civil marriage - you will apply for a primary residence permit as foreigners with a long-term lease agreement.

Since May 2022, Turkey has introduced a minimum limit on the value of purchased real estate in order to obtain a residence permit.

For apartments and houses located in the thirty largest cities in the country, including Ankara, Istanbul, Antalya and Izmir, the minimum purchase price must be at least $75,000. For small cities (there are 51 of them in the list), the minimum investment amount is $50,000.

In addition, depending on the cost of the purchased housing, foreigners can not only obtain a residence permit, but also Turkish citizenship.

“Closed areas” for a residence permit

From July 1, 2022, in many areas of large cities it is forbidden to issue a residence permit to foreigners. This usually applies to popular tourist areas and business centers, where the number of foreigners already exceeds 20% of the local residents. Such areas are called "closed". Therefore, before purchasing housing under a residence permit in Turkey, check the list of such areas or enlist the support of real estate agency specialists

In the “closed” areas, people who receive an ikamet in Turkey for the first time on the basis of housing rent, and those who receive it again, but did not live in the “closed” area, will not be able to obtain a residence permit.
